Typical Costs

Funding: Subsidised by the Australian Government through Home Care Packages. 

Client contribution: 

 A basic daily fee may apply (up to 17.5% of the pension, but many providers including Sundale often waive this). 

 

An income-tested care fee may apply if assessed by Services Australia. 

 

Out-of-pocket: Depends on the package level (Level 1–4) but generally ranges from a few dollars per week to a few hundred, depending on means testing and services used. 

 

Flexibility: You only pay for the care and support you use (e.g., cleaning, personal care, nursing, transport). 

Entry contribution: Usually a refundable accommodation deposit (ingoing contribution) – like purchasing the right to live in the unit. This varies based on location, size, and amenities. 

 

At Sundale, this often ranges from $200,000 – $600,000+. 

 

Ongoing fees: A weekly service fee to cover village maintenance, gardening, community facilities, etc. 

 

Typically $80 – $150 per week. 

 

Exit fees: A deferred management fee (DMF) is applied when you leave (often a percentage of the entry contribution, capped around 25–30%). 

Basic daily fee: Standard across Australia, set at 85% of the single aged pension (~$61/day in 2025). 

 

Means-tested care fee: Extra fee depending on your income and assets. 

 

Accommodation payment: 

Can be paid as a Refundable Accommodation Deposit (RAD) (lump sum, often $300,000 – $600,000+), 

 

A Daily Accommodation Payment (DAP) (like rent), 

Or a combination of both. 

 

Extra services: Some Sundale homes may offer optional extras (e.g., lifestyle services, premium dining), charged separately. 

Best For
Those who want to stay in their own home as long as possible. You need help with daily tasks but are still largely independent. 

Independent, active retirees who want a safe, social, and low-maintenance lifestyle. 

Couples or singles ready to downsize and enjoy community living. 

Those with higher or complex care needs. 

You may require 24/7 nursing support, assistance with most daily activities, or have dementia/serious health conditions.
